11 碼頭發展成本
碼頭發展成本指應本集團的要求,償還香港政府 於中環填海所負擔的額外成本,使本集團於與政 府進行之商討獲得滿意結果後,能在新建小輪碼 頭上蓋進行商業及住宅發展。於一九九四年十二 月三十一日,本集團已承擔進一步的成本港幣 75,000,000 元(一九九三年:港幣 133,000,000 元),但尚未就此作出撥備。
本集團正就該事項與政府進行談判,董事會對將 在適當時候達成最終協議表示樂觀,在該情況 下,該等成本將撥-
為部分發展成本,或於發展 建議告吹後撇銷。
12 船廠的搬遷
由於西九龍填海,本集團應香港政府的要求,於 年內將船廠從大角咀遷到青衣北區新址。鑑於本 集團遵從政府的要求,政府原則上同意在補地價 後授予本集團青衣北區新址的租約。作為該安排 的一部份,政府原則上同意由政府負擔於新址提 供同等設施之費用,包括重新提供全部現有廠房 及機械。於一九九四年十二月三十一日,該等安 排的詳情尚未具體確定。
於一九九四年十二月三十一日,本集團有關搬遷 及重置所承擔的成本港幣 25,000,000元已包括在 應收帳款內。該等成本將於適當時候由政府償 還。舊船廠的固定資產的帳面值於一九九四年十 二月三十一日為港幣14,000,000元,並為新廠址 的新固定資產實際代替。
由於仍未與政府商定應付之補地價金額,因此本 賬目並未處理就新廠址租約應付之補地價事宜。

Pier development costs
Pier development costs represent costs reimbursed to the Hong Kong Government for additional costs incurred on the Central Reclamation at the request of the Group so as to enable the Group to undertake commercial and residential development above the re-provided ferry piers subject to the satisfactory outcome of negotiations with the Government. At 31 December 1994, further costs committed by the Group which have not been provided for amounted to HK$75 million (1993: HK$133 million).
Negotiations with the Government on this matter are progressing and the directors are optimistic that final
agreement will be reached in due course. These costs will be capitalised as part of the cost of development in that event or written off if the proposed development is
aborted.
12 Relocation of shipyard
At the request of the Hong Kong Government, the Group relocated its shipyard as a result of the West Kowloon Reclamation from the site at Tai Kok Tsui to a new site at North Tsing Yi during the year. In consideration of the Group complying with this request, the Government has agreed in principle to grant a lease to the Group in respect of the new site at North Tsing Yi, against the payment of a premium in due course. As part of the arrangements, the Government has agreed in principle to provide at the Government's expense an equivalent facility at the new site, including the reprovisioning of all existing plant and machinery. At 31 December 1994, details of these arrangements have not yet been
formalised.
At 31 December 1994, costs incurred by the Group relating to the relocation and reprovisioning amounted to HK$25 million are included in debtors. These costs will in due course be reimbursed by the Government. The fixed assets at the previous shipyard with a book value of HK$14 million at 31 December 1994 are effectively
replaced by the new fixed assets at the new site.
The premium payable for the lease on the new site has not been dealt with in these accounts as the amount
payable has not yet been agreed with the Government.
