Chairman's Statement

素急需改善,而本公司已投資於碼頭發展之地基工 程,所以本公司已促請政府加快進展,以免引致延 誤

在此同時,碼頭發展計劃之打樁工程順利,本公司將 會於一九九五年五月在中環接收兩個新碼頭之下層候 船室及泊位,為離島及新市鎮乘客提供服務。

展望

如前文所述,政府填海工程對本公司渡輪業務影響嚴 重,由於填海之故,中環至佐敦道線已於一九九五年 三月十七日由租庇利街碼頭遷往中環海旁新泊位,影 響所及,乘客量初步減少三成,當炎夏來臨或天氣惡 劣時,乘客量預期將進一步下跌,而其他港外線及新 市鎮航線將於一九九五年五月搬遷,到時乘客量亦可 能減少。碼頭之零售店舖、超級市場及廣告設施收 入,將因搬遷而下跌。

本公司已向政府強調,須採取緊急步驟以處理目前情 況。董事會希望政府能盡快與本公司達成碼頭發展之 最後協議,以便本公司可進行上蓋工程。在此期間, 本公司之溢利,將須倚重收租物業帶來之租金收益, 其次為銀行存款之利息收入。

and the legal documentation has taken a longer time to complete than expected. In view of the urgent need to finance the deficit and the service improvement program of the ferry

operations, and in view of the undertaking given by the Company to bear certain piling costs of the piers, the

Company has urged the Government to expedite the matter so that it may proceed with the construction program of the pier development and further service improvements to the ferry operations without delay.

Meanwhile, the foundation work of the pier development has progressed satisfactorily according to program. The Company will take possession of the lower decks of two of the piers in May 1995, and the outlying islands and new towns ferry services will then be relocated to the new piers.

PROSPECTS

As previously mentioned, the Government reclamation works in Central will continue to seriously affect our ferry operations. To make way for reclamation, the Central-Jordan passenger service was relocated from the Jubilee Street Pier to the new waterfront in Central on 17 March, 1995. Initial drop in patronage caused by relocation is about 30%. This figure is expected to further deteriorate during summer time and bad weather. The other ferry services, which include the outlying islands and new towns services, may likewise be affected when the relevant piers are relocated in May 1995. Revenues from the kiosks, supermarket and advertisement panels will also decrease due to the relocation.

The Company has emphasized to the Government that urgent action has to be taken to deal with the situation. Your Board hopes that a final agreement will soon be reached with the Government and the Company may proceed with the pier development. In the meantime, the Company will depend heavily on the rental income generated from its investment properties and, to a lesser extent, interest income from the bank deposits.
