地產投資

租金收入繼續為本集團之主要溢利來源,亦同時填補 渡輪營運之虧損。出租物業之租用率令人滿意,租金 收入為一億二千六百八十萬港元,增幅為百分之十點

船廠業務

香港船廠的表現令人滿意,經營利潤增長至三千九百 八十萬港元,增幅為百分之二十九。北青衣之新船廠 已於一九九四年五月啟用,其維修船舶能力及競爭力 相應增強,令船廠可以提供維修更多不同類型之船 隻,而噸位可達至二千三百噸。

有關船廠搬遷之賠償談判,本公司現正與政府進行深 入之磋商,以解決新船廠於北青衣之私人批地條款及 有關協議。

其他業務

貿易部之經營溢利大幅上升百分之五十二達一千四百 萬港元。而旅遊部經整頓後,已轉虧為盈,獲得一百 六十萬港元之利潤。股票投資方面,本公司獲得溢利 一千七百五十萬港元,現金存款之利息收入則為二千 三百五十萬港元。

建議中之中環渡輪碼頭上蓋發展計劃

一九九四年七月五日,港督會同行政局原則上已同意 港府就中環碼頭發展之細節與本集團進行磋商。港府 指出中環碼頭發展計劃,提供最實際而可行之途徑, 以維持渡輪服務。港府並表示,來自中環碼頭發展所 獲得之盈利,大部份須撥歸香港油麻地小輪船有限公 司,用以改善渡輪服務迎合市民之需求,及使日後票 價維持在合理及可負擔之水平。整個計劃之細則及條 款,需呈交行政局批准後,本集團方可開始興建上 蓋。

至今,渡輪公司已就碼頭發展事宜與政府進行緊密磋 商,並獲進一步進展。可是,由於發展計劃涉及多個 政府部門,計劃細則及法津文件之落實,比預期需 時,仍有待最後議決。由於渡輪的虧蝕情況及服務質

Property Investment

Rental income continued to generate the major contribution to the group's profit and subsidise the loss-making ferry operations. The occupancy rates of the rental properties

remained satisfactory and the rental income showed increase of 10.1% to HK$126.8 million.

Shipyard Operation

The performance of the shipyard was satisfactory and recorded an increase in operating profit by 29% to HK$39.8 million. The new shipyard at North Tsing Yi commenced operation in May, 1994 with expanded capacity and enhanced competitive strength. It can now take up works for different types of vessels up to 2,300 tons.

With regard to the issue of compensation relating to the relocation of the shipyard, the Company is now in the advance stage of negotiation with the Government with a view to procure a Settlement Agreement covering a Private Treaty Grant for the new shipyard site at North Tsing Yi.

Other Businesses

The Trading Division has achieved a substantial increase in operating profit of 52% to HK$14 million. The Travel Division was streamlined, resulting in a turn-around and a small profit of HK$1.6 million for the year. During the year under review, the Group has derived a profit of HK$17.5 million from share investments and HK$23.5 million from interest income on cash deposits.

THE PROPOSED DEVELOPMENT OF

THE CENTRAL FERRY PIERS

On 5 July,1994, the Governor-in-Council gave approval in principle for the Administration to enter into detailed negotiations with the Group regarding the Central Pier development. The Government stated that the Central Pier development offers the most practical and viable option to safeguard ferry services. It also stated that the Administration will require a substantial portion of the profit arising from the Central Pier development to be made available to the franchisee so that improvement measures to its ferry services can be implemented to meet public expectations and future fare increases can be kept at reasonable and affordable levels. The detailed terms and conditions of any agreement will have to be submitted to the Executive Council for approval before the Group can proceed with the development.

Since then, the Company has held numerous meetings with the Government on the pier development and further progress has been made. However, due to the involvement of various Government departments, the finalisation of the detailed terms
