Thank you for your letter of 27 July. I am now writing to give you details of the running costs/rent comparisons between the British Council's present building and our best estimate of the costs of proposed new building.
We have based our estimates for the new building on service charges made to properties similar to the proposed new building and located near to it. Actual service charges have had to be adjusted to take account of air-conditioning costs and external landscape work and other factors normally not reflected in local commercial rates. The new building does have twice the floor space of our present one and therefore will require additional ancillary staff and additional costs in terms of electricity, cleaning and these have also had to be taken into account in our calculations.
In summary our estimate of running costs in the new building at current prices is £ 793,980.
The total rent and running costs of our present premises amount to £ 805,730. As you can see the likely savings are indeed modest. If we were to build in any contingency to cover the possible downturn of our English language teaching as a result of the change of location, the savings would be negligible.
