Reinforced concrete mat foundation supported on 2 M diameter hand dug caissons founded on bedrock. Reinforced concrete basement walls and ground floor substructure.
Reinforced concrete walls, columns and ribbed slab construction. Typical floor structural floor height 3.9 M (12'9"). Reinforced concrete fire stairs.
Rosa Beta granite cladding to
columns and spandrel areas with dark bronze anodized aluminium window units glazed with imported high performance tempered reflected glass for heat and glare control.
Base building partitions constructed of brick or blockwork with fire ratings meeting Code requirements.
All finishes are provided to the highest quality standards using imported components and materials.
Finishes to the ground floor public entrance lobbies, lift lobbies and lift interiors will be provided to very high standards generally described as follows. Floors shall be honed granite laid in pattern design. Walls shall be polished granite and ceilings will be custom built metal panels incorporating airconditioning outlets and specialist architectural lighting.
Floors shall be cement screed ready to receive carpet by tenant. Walls shall be gypsum plaster and emulsion paint. Ceilings shall be metal suspended ceiling and the floor to ceiling height shall be 2.6 M (8'6") clear.
All toilet areas at the typical office floors are provided with marble wall and floor finishes, marble vanity tops and toilet
partitions. Ceilings shall be metal panel with epoxy powder coat paint finish and integrated lighting, ventilation and toilet exhaust
outlets.
