GFA for each use. If, at some time in the future, the Authority wishes to develop sites for other uses or for a higher GFA for a permitted use, it will need to seek a modification to do so and pay the appropriate premium.

Form of the Land Grant

Since the Airport Island will be used exclusively for airport and airport related purposes and land use on the island will be subject to planning controls and other constraints related to the presence of the airport, there is advantage in the Island being treated as an integrated area and managed, within broad agreed limits, by a single body with power to manage the land. It is therefore proposed that the whole of the Airport Island, in the form of the seabed and Chek Lap Kok and Lam Chau Islands, be granted to the AA by way of a PTG in 1992 and that the Authority be required to form the land and empowered to sub-lease land for airport support and airport related facilities in much the same way as the Hong Kong Industrial Estates Corporation is permitted to sub-lease land within its estates subject to broad controls of user and plot ratio specified in the PTG.

$2,000 p.a. up to 30 June 1997 and thereafter an amount equal to 3% of the rateable value for the time being of the lot.

Permitted users -

(i) Airport operational - 1,040 ha.

(ii) Airport support - 109 ha. with specified GFA (to

be agreed).

(iii) Airport related - 99 ha. with specified GFAs for

each use (to be agreed).
