(2) (a) Possession of the areas shown coloured pink and pink hatched black on the plan annexed hereto shall be deemed to be given and taken by the Grantee on the date of this Agreement.
(b) Possession of the area shown coloured pink cross hatched black shall be deferred until the proposed link road between Justice Drive and Kennedy Road is completed to the Directors satisfaction and is opened to traffic.
(3) The Grantee shall accept the lot in such state and condition and with such buildings, structures and foundations as exist at the respective dates on which possession of the lot is given in accordance with Special Condition (2) hereof and hereby agrees not to make any claim whatsoever against the Government in respect thereof.
(4)
The Purchaser shall demolish and remove at his owni expense all the existing buildings, structures and materials on the lot as shall be required by and to the satisfaction of the Director.
(5)
The Grantee shall develop the lot by the erection thereon of a building or buildings complying in all respects with these Conditions and all Ordinances, Bye-laws and Regulations relating to building sanitation and planning which are or may at any time be in force in Hong Kong, such building or buildings to be completed and made fit for occupation on or before the

Any building or buildings erected or to be erected on the lot or part thereof shall in all respects comply with the requirements of the Town Planning Ordinance and any amending legislation.
(7) (i) The lot or any part thereof or any building or buildings erected or to be erected thereon shall not be used for any purpose other than for the purpose of accommodating the British Consulate-General and such ancillary accommodation as maybe approved by the Director including residential accommodation for security and duty officers.
