3. HAVING REGARD TO THE FUNCTIONS THAT THE CONSULATE-GENERAL US
EXPECTED TO UNDERTAKE AND THE NUMBER OF STAFF REQUIRED TO DISCHARGE
THESE FUNCTIONS, A VERY TENTATIVE ASSESSMENT OF THE SPACE PEQUIRE-
MENT FOR THE CONSULATE-GENERAL IS IN THE REGION OF 5,000 M2
(APPROXIMATELY 6 STOPEYS IN A MAJOR OFFICE BUILDING SUCH AS THE
ALEXANDER HOUSE). RESIDENTIAL ACCOMMODATION FOR THE CONSUL-GENEPAL
AND OTHER CONSULATE STAFF WILL ALSO BE REQUIRED, BUT IT NEED NOT
BE SITUATED ON THE SAME SITE AS THE CONSULATE-GENERAL.
OPTIONS
4. THERE ARE A NUMBER OF OPTIONS TO PROVIDE ACCOMMODATION FOR THE
CONSULATE-GENERAL:
(A) ACQUIRE A SUITABLE SITE AND DEVELOP A PURPOSE-BUILT CONSULATE- GENERAL, WITH OR WITHOUT THE ANCILLAPY FACILITIES:
(B) PURCHASE SUITABLE PREMISES ON THE OPEN MARKET: AND
(C) LEASING SUITABLE PREMISES ON THE MARKET
OPTION 1 : DEVELOPMENT OF A PURPOSE-BUILT CONSULATE-GENERAL
5. THIS WOULD ALLOW THE CONSULATE-GENERAL TO BE HOUSED IN A FREE-
STANDING BUILDING SPECIFICALLY DESIGNED TO MEET ITS REQUIREMENTS.
APART FROM ENHANCING THE IMAGE OF THE CONSULATE-GENERAL, THE
SECURITY AND OTHER ATTENDANT PROBLEMS ARISING FROM JOINT USER
BUILDING CAN BE AVOIDED. HOWEVER, THE COSTS OF LAND ACQUISITION
AND BUILDING IS A MAJOR FACTOR WHICH NEEDS TO BE CONSIDERED
CAREFULLY.
6. A NUMBER OF SITES HAVE BEEN CONSIDERED:
**) EASTERN END OF THE FORMER VICTORIA PARRACKS SITE (2.76 HA) A CONSULATE OFFICE BLOCK COULD BE BUILT ON THE SITE, AND THE
QUARTERS WHICH ARE ON THE SITE AT PRESENT MIGHT BE SUITABLE FOR
JUNIOR CONSULATE STAFF. A DEVELOPMENT OF THIS KIND WOULD PROVIDE
AN OPPORTUNITY FOR THE BRITISH TRADE COMMISSION AND THE BRITISH
COUNCIL TO BE ACCOMMODATED ON THE SAME SITE. MOPEOVER, IF THE SITE
WERE DEVELOPED AS A WHOLE, ADDITIONAL RESIDENTIAL ACCOMMODATION
COULD BE INCORPORATED.
