(i) There are no direct links between Taikoo Shing and the tunnel, forcing Taikoo Shing residents to make additional journeys via Sai Wan Ho or Kornhill with resultant considerable losses in time and fuel.

(ii) Without direct links, Taikoo Shing property

values will decrease in relation to areas which do have direct access.

Written 21.3.86 explaining the existing excellent transport communications which the Estate enjoys will not be affected.

The introduction of direct access between the Estate and the tunnel would complicate the interchange design, increasing the possibility of congestion and accidents on the tunnel approaches.

Extraneous traffic passing through the Estate to use a direct access would lead to a deterioration of conditions within the Estate, with the possibility of lowering property values.

The additional average journey length from the Estate to the tunnel via Sai Wan Ho is 1.5 km and results in an increased journey time of 5 minutes which is considered to be acceptable.

It is not considered that property values will be adversely affected by not having direct links with the tunnel.

For the above reasons, it is recommended that the objections be overruled.
