We are the owner of the above property and wish to raise strong objection to the proposed construction of a covered footbridge in front of our property. Our reasons are list hereunder:-
1. The flyover will be so close to our property that it will block its entire ground and first floor from the main road, leading to a serious inevitable drop both in property and rental value.
2. The flyover during construction will create nuisance, noise and air
pollution for and restrict customer access to our business housed in the said property, resulting in a decrease in business and profit during that period.
3. As the flyover after completion will obscure the front door and the facade
of our property from the public, our business being carried on therein will lose contact with its customers and suffer a continuous long term decline. 4. As the bridge will block visibility of our existing shop sign, a much
larger and expensive shop sign will have to be erected to account for the loss in visibility.
5. The business we are carrying on in the property is a pawn shop. By the very nature of this business, a lot of valuables are deposited with the shop and large amount of cash have to be made available on the premises to meet the demand of customers. Security is a grave consideratir. The traditional design of a high counter in the pawn shop business is to prevent the public from spying into the shop. If a flyover is erected close to the shop, pedestrain users of the flyover will be able to see clearly over the counter and detect all the activities behind the shop counter, posing a serious security problem which will ultimately render the whole business no longer operational. This will also lead to a hugh increase in insurance premium charge by our insurance company as the threat to the safe guard of the shop is greatly increased. Further, pedestrian users of the flyover will be able to see clearly the transactions on the counter. This will not only cause embarrassment and inconvenience to our customers, but also pose a threat to their safety, making them all turn away from us.
6. The close proximity of the staircase to the front door of the premises will squeeze the stream of pedestrians and force then closer to the shop, making it more difficult for us to ensure its security.
7. Major revision and improvement to the security system will be necessary and
hugh expense will be incurred.
E. The construction of the staircase will necessitate alterations, reinforce- ment or total blockage of the windows on the ground and first floor. Money will be required for such alterations.
9. Sunlight will be obstructed from the building and free flow of air will be.
