Definition
Layout areas (shown pink on Zonal Plan for Calculation of Compensation Rates).
Land technically outside a layout area but adjacent or very close thereto and having all the characteristics of a layout and resumed by Government for the purpose of resale (shown pink hatched black on Zonal Plan for Calculation of Compensation Rates).
Areas in which no development is planned but which due to their proximity to layout areas may be affected by later extensions to the layout (shown blue on Zonal Plan for Calculation of Compensation Rates).
Areas in which no development is planned and are unlikely to be affected by later extension to layout areas but where resumptions are required sometimes for purposes directly connected with layout
development and sometimes for local improvement (shown yellow on Zonal Plan for Calculation of Compensation Rates).

agricultural rate for agricultural land. Valuation + 75% of Zone A builidng ex-gratia rate for building land.
50% of Zone A agricultural rate for agricultural land Valuation + 50% of Zone A building ex-gratia rate for building land.
