Introduction
The commercial areas proposed for San Tin Rural New Town are separated into two cate- gories:
1. Specialized, in the "Old" Village/"New" Town bridging Town Centre; and
2. Convenience/Daily Necessity in the Chau Tau and Rehousing Communities and in Neigh- bourhood Centres of East San Tin
2.2 Specialized Commercial
The town
centre for San Tin consists of commercial and community services on a town square linked by a pedestrian street to the town park north of Castle Peak Road. Specialized commercial facilities include the regional commercial centre fronting the town square and a more intimate village scale commercial centre abutting the village along the pedestrian street system. Both areas serve the larger region beyond San Tin, as well as serving as a commercial and community focus at the New Town core.
The Regional Commercial Centre includes adequate car parking facilities for residents and visitors to San Tin below the main building
structure.
2.3 Convenience/Daily

Necessity
The Convenience/Daily Commercial areas occur at the larger neighbour- hood centres in the East San Tin Community: 3 no. total, functioning also as nursery school areas and recreation centres for local activities. Commercial facilities also occur at Chau Tau Community Centre and in the Rehousing district to the west. These facilities are calcu- lated at the standard of .5m gross floor area per person of population served, and are oriented toward local users.
