Building plans for the relevelopment of the cleared site of 777/ 783 Mathan "oad were received by the Building Authority in November 1972. However, as a result of mass transit railway proposals at that time, it was decided that redevelopmort of the lots would only be permitted subject to the new building being designed to incorporate a mass transit ventilation shaft for Frince vard Station. As the stution was designed on two levels, the ventilation problems were exester than normal and there were no alternative locations available. It was cubsequently agreed that, in view of the effect and extent of the proposed ventilation sheft, Government should purchase 783 Nathan Rosé, and a small strip (amounting to approximately 2.5 square metres) of 701 Nathan Road to accommodate the shaft, leaving the owner free to redevelop 777 athan Rosd, 779 Nathan Road and the majority of 781 Nathan Road. The site is a Class A site which is zoned for Residential (Zone 1) development on áraft Statutory Plan No. LK 3/10.

The site was dequired by agrooment on 30th June 1975. The total acquisition costs incurred by Government amounted to $1,905,500 made up of property acquisition costs and Govemment on-costs charged for making the site available.

However, there are foundation problens and difficulty in conplying with the various building and planning regulations applicable as a substantial portion of the lot both above and below ground is occupied by the ventilation shaft stmoture. The maximum commercial development which can be attained in view of the vent shaft design and the narrow site frontage is a single- storey. lock up type shop unit.
