The site has an arca of about 172 square metres end is showm coloured pink on the plan et Encl 2. The cite is zoned for Residential (Zone 1) development on the adorted Departmental Plan No. IK 6/25H and was formerly occupied by two 6-storey post-ver buildings designed for commercial/residential use.

The site was required for the construction of the north-east ventilation shaft of Jordan Hess Transit Railway Station and the properties were resumed under section 4(1) of the lass transit Railway (Land Resumption and Related Provisions) Crdinance on 3rd September 1976. The total acquisition costs incurred by, Government amounted to $5,540,176.11 consisting of property acquisition costs, tenants' compensation and Government on-costs charged for making the site available.

As is the case with 221 D and E Nathan Road, there are foundation problems and a developer vill have difficulty in complying with the various building and planning regulations applicable since a substantial portion of the lot both above and below ground is occupied by the ventilation shaft structure. The maximum commercial development which can be attained in view of the vent shaft design and the narrow frontage of the site is 2 single storey lock up type shop unit.

The basic terms proposed for the grant of the site to the Mass Transit Railway Corporation are as follows:

(ii) The Conditions of Grant to contain a

"design and disposition clause" requiring development to be subject to the special ap roval of the Director of Public Works.

The Grantee shall within 36 months from 30th June 1979 creat on the lot a building to the value of not less than $100,000,
