Because both Government and the Corporation have been concentrating on an assessment of the problems of changing the alignment and depot site, plans in respect of possible sites to be developed commer- cially in connection with the revised alignment have not advanced far, except for the most important development site over the new depot in Tsuen Wan Area 6. Plans for this development are based, as far as practicable, on the existing planned development for the area, but special measures will have to be taken to integrate the development with the surrounding areas. The development would be on a podium constructed over the depot and, as in the case of Kowloon Bay, it is essential that the Corporation itself should be closely involved in its implementation. The basic terms proposed for the grant of this site to the Corporation are as follows:

User to a height of 18 metres above Hong Kong principle datum, for the purposes of a Mass Transit Railway Depot and station,

including access lines, and above that level over the Mass Transit Railway Depot, for non- industrial purposes.

$55 million.

Non-industrial development $155 million all to be fulfilled within 72 months from the date of grant.

a master plan of the development to be approved by the Director of Public Works;

the height of any development is not to exceed 110 metres above Hong Kong principal datum; (vi) car parking to be provided at a rate of not

more than 1 space per 5 flats.
