(16) The purchaser shall pay to the Government on demand the cost of connecting any drains and sewers from the lot to the Government storm-water drains and sewers when laid. Such works shall be carried out by the Director of Public Works, who shall incur no liability to the purchaser in respect thereof.

(17) Any foundations proposed to be constructed near or adjoining any sewer, storm-water drain or nullah within or adjoining the lot shall be as the Director of Public Works may require.

(18) The drainage of any building erected on the lot shall be effected as may be required by the Director of Public Works, and the purchaser shall make all arrangements at his own expense and to the satisfaction of the said Director for the disposal of foul or contaminated water by the construction of septic or neutralization tanks either within the lot or on Crown land or otherwise and on such terms as the said Director shall require, and the purchaser shall be solely liable for any damage or nuisance caused thereby.

(19) The whole of the drainage within the lot shall be subject to the approval of the Director of Public Works, who may require these works to be carried out with selected pipes of cast iron, concrete, glazed stoneware or other approved materials.

(20) The Government is unable to provide facilities for flush drainage at present and can give no guarantee as to when such facilities will be available.

(21) No water from Government mains shall be used for flushing purposes on any part of the lot without the written consent of the Water Authority. Consent to use fresh water for such purposes will not be given unless an alternative supply is impracticable and evidence to that effect is offered to and accepted by the Water Authority before a plumbing installation is designed. In the event of a well or nullah supply of water proving inadequate, the fact that sea water is un- suitable for the plumbing installed will not be accepted as a justification for the use of mains fresh water for flushing purposes,

(22) The Government is unable to supply water to the lot. The purchaser shall make his own arrangements with regard to such supply under such conditions as may be imposed by the District Commissioner, New Territories.

(23) The areas coloured blue and red hatched black on the plan annexed hereto shall be used for the erection and maintenance of not less than one slip-way and the purchaser is prohibited from:

(a) Constructing or erecting anything whatsoever on the area coloured blue other than a slip-way of a type and design and of such materials as shall be approved by the District Commis- sioner, New Territories.

(b) Altering the seabed within the area coloured blue in any way whatsoever except in so far as is necessary for the said purpose and as may be approved by the said District Commissioner.

(c) Reclaiming the seabed within the area coloured blue or bringing onto or maintain- ing or allowing to remain on the seabed within the area coloured blue or water above it anything whatsoever other than a slipway and vessels whilst being slipped into or out of the water.

(d) Using the seabed within the area coloured blue or the water above it for any pur- pose other than slipping vessels into and out of the water from and to the lot.

(24) The levels to which the slip-way or slip-ways within the areas coloured blue and red hatched black on the plan annexed hereto shall be constructed and maintained shall be at the sole discretion of the District Commissioner, New Territories, but in no case shall any structure or part thereof within the area coloured blue be above Chart Datum at the shore end, (i.e. on the line A-B on the said plan). The aforesaid slipway or slipways shall fall at a gradient of not less than 1 foot vertically in 16 feet horizontally nor greater than 1 foot vertically in 12 feet horizontally in a seaward direction.

(25) The area coloured red hatched black may be used for the erection and maintenance of such structures as may be necessary for the provision of working space ancilliary to the slipway or slipways. Such structures shall be of such types and design and of such materials as shall be approved by the District Commissioner, New Territories.
