ANNEX C
.
Objection A - Messrs Deacons on behalf of Messrs Pacific Islands
Shipbuilding Co. Ltd. for development of a 20-storey block of flats at Victoria Heights on Stubbs Road
4
The intention had been to withhold publication of the draft plan until the building plans for this development had been approved. However, it transpired that approval would take longer than expected and in order not to delay publication of the draft
plan, the matter was referred to the P.W.D. Land Conference where it was agreed that the development of the Victoria Heights site to a plot ratio greater than 0.5 could, exceptionally, be accepted. The Board agreed that this site should be excluded from the effect of the 0.5 plot ratio and the objectors subsequently withdrew their objection.
Objection B - W.I. Cheung & Co. on behalf of Firhill Enterprises
Ltd., owners of No. 1 Chatham Path
It was claimed that the owner's intention to redevelop would be frustrated by the 0.5 plot ratio limitation in so far as redevelopment would be to a lesser scale than was automatically permitted under the terms of the Crown lease. The reduced redevelopment potential entailed the loss of a considerable amount
of money.
In addition, the objector challenged the competence of the Board to alter plot ratio and building height provisions by a Note on the plan. The Board agreed not to uphold the objection which was not withdrawn.
Objection C - Patrick Poon & Co. on behalf of Hill Development Ltd.,
Crozet Ltd., and Dale Enterprise Ltd., owners of Hillcrest, 22 Plunkett's Road
The objectors claimed that the plan was contrary to the "Density Zoning Plans and Schedules"; that it would diminish the value of land in the area and would therefore destroy confidence in land values; that the Peak District should not be singled out for further restrictions above those of the territories included
