ET another big office block is planned for Hong Kong's mo- dern central city business area.

The new building will be erected on I.L. 22 sec. A, Nos. 84-90. Queen's Road Central and Nos. 31- 39, Stanley St.
The block will be on a site pre- viously occupied by nine houses, four of which were on Queen's Road, Central (Nos. 84-90) and five on Stanley St.. Demolition of these houses has been completed.
The nine old houses will be replaced by a single 16-storeyed building making full use of the site area of 7,949.74 sq.ft. The new building will abut Queen's Rd. Central and Stanley St. and will have access from both streets.
At this point there is a difference of approximately 20 ft. in the road levels of Queen's Rd. and Stanley St. As a result, the rear portion of the site, near Stanley Street. will be excavated for the construction of
a
two-tiered basement underneath the new shops in the building on Stanley Street side. The upper
basement is intended for work or storage spaces for the small shops on Stanley St., which would be very suitable for the tailoring business. The lower basement has a floor level similar to that of the larger shops on Queen's Rd. but is separat- ed from the shops by an open yard. It will form very convenient storage space for the Queen's Rd. shops.

area is connected with the Queen's Rd. shops by internal staircases.
The building will have 16 storeys facing Queen's Road including a mezzanine floor and a roof penthouse. The penthouse is for the use of the owner. As Stanley St. is so narrow. the height of this portion of the building is curtailed to seven storeys. All the floors from the 1st floor upwards are designed as office accommodation.
In consequence of the widening of Queen's Rd., Central at this point, the main wall of the building will be set back approximately 3 ft. 6 in. and an area of 250 sq.ft. resumed by the Government.
An unusual feature of the design is the provision of a vehicular

unloading bay off Stanley St. This is considered desirable on account of the number of shops in the new building abutting both streets where traffic is already very heavy. This unloading bay is conveniently sited and will also form a right of way from Stanley St. to the back lane of the adjoining house. No. 29.
