The accommodation provided consists of a total of 25 bungalow apartments. Eleven of these are 2 bedroom apart- ments and 14 are 1 bedroom apartments,

Excellent motor access to the site already exists. considered that garages are not an essential for this temporary scheme they have therefore been omitted.
Planned accommodation for servants attached to the apartments has been entirely eliminated. To include such accommodation would complicate the scheme beyond all com- parison with the simple arrangement as now presented and would result in a considerable reduction in the number of apartments of this type which could be fitted onto the area. It is considered however that some help in the apartment would be almost a necessity and a separate block of servants quarters has been sited at a short distance down the approach road. It would include accommodation for 25 servants and a watchman situated in 26 rooms having a floor area of 72 sq. ft. each. Kitchens, showers and lavatory accommodation would be provided for servants.

The one bedroom apartments contain the following accommodation-

The living dining room is commodious being 24' X 12'. It has windows at the two ends and casement doors opening on to the verandah,
As the minimum of help from servants will be available it is considered that the kitchen should be, as far as possible, labour saving.
The two bedroom apartments are similar in every respect to the accommodations described above.
The apartments have been planned to face the command- ing view over the harbour and overlooking has been avoided in every case. A small low wall deleniates the boundary between each and there is ample ground in front of each one.
Water is available for flushing and domestic use from a 3′′ main in the vicinity.
There is an existing sewer in Slubbs Road below the site and it will be possible to obtain a connection to it.

Construction
The floors would be formed by the concrete raft upon which the buildings are erected. They would be water proofed and laid in all rooms with asphalte tiles which are easily cleaned by wiping over with a damp cloth.
The windows and doors will be of wood painted orange, blue, veridian green and yellow.
The total cost of the scheme including services and site works but not including the cost of site formation and approach road was $700,000 for 25 apartments. This provides a remarkably low unit cost of $28,000 for each bungalow apartment.
In considering the low cost per unit, allowance has not been made for the high salvage value of the materials used in their construction, which in time will still further reduce the unit rate.
The contract for the work was signed with Messrs, Kwong Wing & Co., Building Contractors on the 9th February, 1949 and completed within a period of 16 weeks.
A study of the plan of these austerity type bungalows would tend to give the impression that the scheme consists of nothing but a collection of poky little boxes that, as residences, are better than nothing, but not much better. A visit to the site, however, completely dispels this impression and replaces it with a feeling of cosiness and almost of "cuteness." The rooms are not small, but even people accustomed to larger premises will enjoy the compactness, the neatness, the convenience, and above all the bright and cheerful airiness of the whole layout.
