and the beauties of the view that is presented from this location across Deepwater Bay and the sea vistas beyond. Careful consideration had also to be given to the finished level of each site so that no bungalow will encroach upon the privacy of any other.

Part of the site formation work includes the design and construction of a complete sewage system which had to be carefully planned to serve the area efficiently with- out running into costs which might easily prove prohibitive.

The system itself, we believe, is unique in Hong Kong in that it comprises a triple septic tank arrangement which consists of the septic tank itself, a sedimentation tank and a filter tank. As part of this system, two lines of sewer pipes will serve each building, one line leading direct to the septic tank and a duplicate line leading to the sedimentation tank. These two tanks will be connected to the filter tank from which the effluent, which by then will be perfectly harmless and innocuous, is discharged into a streamcourse.

In order to avoid the monotony and regimentation usual to a housing project of this nature, the bungalows have been divided into four different designs, each varying considerably as to style and external arrangement, yet each harmonising with one another and blending pleasantly into one delightful unit.

A study of the floor plans of the various bungalows discloses the thoughtful consideration that has gone into the design and arrangement of the rooms, and the facilities that one expects of modern residences. In all cases, large covered verandahs, conveniently placed with the main living room areas, add to their spaciousness and offer facilities for outdoor relaxation. In all cases, they form part of the ample lawns which will be a feature of the planning and will provide the occupants with facilities for graceful entertainment.

The appointments in each building include hot and cold running water to all bathrooms and kitchens. All have three bedrooms with two bathrooms and a guest lavatory. All buildings have been amply provided with built-in cup- boards, closets and trunk rooms, and the kitchen and pantry arrangement is sufficiently generous to provide every facility expected in this day and age of this most important department of the home.

The living room and dining room are of ample propor- tions, but not so large as to complicate household duties

or to present furnishing problems, the proportioning and grouping of these rooms enhance and supplement the dimensions. The bedrooms, at first glance, may appear on the small side, but the provision of ample closet space to each room and the careful planning of window and door openings provide accommodation equivalent to rooms of far larger size.

Each house has a garage which is conveniently placed with respect to the accessibility of the building and its relation to the approach road.

The specifications have been drawn up to provide uniform high quauty of building. All windows will be steel sections of British manufacture, teak parquet itooring will be provided throughout the main rooms and corridors, the bathroom and kitchen floors and dadoes will be of high grade coloured terrazzo, and the terraces will be provided with warm red quarry tiles. The roofs of the bundings will be of hollow tile reinforced concrete design so as to provide ample insulation against the heat of the sun. The average area of each bungalow will com- prise approximately 2.700 square feet and the cost will be about $83,000 to 85,000.00 each, including appointments and fittings.

The two-story building is designed to accommodate two families but, should the necessity arise, it can be easily converted into a bachelor's mess.

The plans for the development are completed and have been submitted to the Building Authority's Office for approval.

The building of the access road is now well in hand and actual construction work on the buildings is expected to start during July and to be completed by June 1950.

Mr. P. L. L. Biau of the National Commercial Bank Building is the architect. Hang Yick is the contractor who is building the main road. No other contracts have yet been awarded.
