Architects' perspective drawing of building on Lot No. 12, as a two-storey single unit.
An Expandable House on Lot No. 12 The original basic idea behind the plan for Lot No. 12 was to design & residence which could be built around a basic core which could be added to in successive stages, if so desired. Also, the basic core could be a single bungalow containing a living room, dining room and two bedrooms or a two-storey structure containing the same accommodation.
To this basic bungalow could be added, in two stages, two additional bedrooms at a time. To the two-storey core could

be added a wing either single-storey or two-storey containing two additional bedrooms on each floor.
The architects have also considered the possibility of con- version into a three-family unit by adding two apartments, each containing four rooms, to the basic two-storey design. If this were done the additional apartments would incorporate the two-bedroom wing of the original structure. Construction work is nearing completion on the first two storey plan plus the single storey wing, providing the following accommodation: living room, dining room, a large porch and two bedrooms on the ground floor, and two bedrooms and a large sun-deck on the first floor. Ample services have also been provided in the single storey wing.
Because of the location of the lot and the direction of the main view, the principal rooms look towards the north. A picture window in the dining room frames a nice view looking towards Deepwater Bay.
Constructional details include brick bearing walls with granite chimneys and piers providing contrast and a natural break for the different stages of work. Granite work has been carried into the living room, Suspended ceiling work has been kept to a minimum as this is always troublesome, and has only been used in the entrance lobby to provide a break in ceiling heights between hall and living room.
Advantage has been taken here to provide for recessed lighting to the ceilings and trough lighting to the walls of the living room. Roof and floor slabs are of reinforced concrete hollow rib for roofs to provide the necessary insulation. Teak- wood parquet cover the floors of the main rooms; coloured and white mosaic floors and white tiled dadoes were used for bath- rooms and kitchens. Outside paving areas consist of 2′0′′ square precast blocks with granite chip finish. Over the fire- place is a handsome teak mantlepiece 18′0′′ long.
