Metropolitan Construction Company's extensive project at South Bay Estate is nearing completion. With the con- struction of a four-apartment block on Lot No. 14 now being contemplated, and the completion of a residence on Lot No. 12, the Building Covenant will be fulfilled.

The various residences and apartments on this develop- ment have been described in detail in previous issues, and we now include plans of a recently completed residence on Lot No. 6, together with photograph taken from Headland Road, which is the new road running through the Estate.

Lot No. 6 is a large two-storey residence with the main entrance in basement on a lower level. Included in this base- ment, which is contained by the retaining wall supporting the cutting, are two garages, the servants' quarters and an extra large store. The main floor plan is shown below, and the upper floor contains four large bedrooms of which the master bedroom has attached dressing-room and bathroom, whilst two bathrooms serve the other three remaining rooms.

One interesting feature of this residence is that it was originally designed as a flat roof building, and only after con- struction had reached the main floor level did the clients request that the roof be changed to a sloping red tile roof. This necessitated some change in the general plan, but was carried out quite satisfactorily.

The Metropolitan Land Company were the architects for this as well as for all the buildings on this development.
