KOWLOON TOWN PLANNING
HONG KONG Town Planning
draft outline development plant
for north-east Kowloon.
area
of about two square miles situated to the south of the Kowloon foot- hills between Waterloo Road on the west and Clear Water Bay Road and Hammer Hill Road on the east. has been approved.
a
The approved plan allows for an estimated population of
600.000 people in the area. Provision is made for resettlement estates, several high density residential zones, commercial centre, industrial zones. schools, clinics, community centres, local reservoirs, 200 acres of parks and open spaces for children's play- grounds, other open spaces within the housing zones and recreation grounds at Diamond Hill and with- in the industrial area of San Po Kong.
THE HONG KONG & FAR EAST BUILDER -
The approved layout plan incor- porates certain amendments which the Town Planning Board has made in the light of objections raised by residents of the area.
The objections referred mainly to the proposed new roads, which the villagers contended would take up too much private agricultural land.
Accordingly, the Board decided that the reserve provided for the Kowloon Foothills Road. between its junction with the Sha Tin Pass Road and its junction with Hammer Hill Road, should be reduced from 120 feet to 100 feet in width.
In order not to prejudice future. development, the Board has decided that multi-storey buildings fronting fronting this road shall be set back a distance of ten feet from the road line.
VOLUME 15, NUMBER 5
With regard to the two 80-foot wide roads to the north and south of Diamond Hill. the Board felt that it could not reduce the width of these two roads in the light of the high density development which is expected to take place in the area within the next ten or 20 years.
The Board also took into account the villagers' fears that ancestral halls. village schools and temples might be disturbed by the develop- meen plan.
A note has been added to the approved plan to the effect that the alignment of the 100-foot wide and 80 foot wide roads shall be such as to interfere as little as possible with village ancestral halls, temples, schools, etc.
