READY-MADE FACTORIES GOING

UP IN SINGAPORE

S part of the Singapore Govern-

ment's drive to encourage more rapid industrialisation in the State, a new industrial estate scheme has been started, offering sites and stan dardised ready-built factories terms to new manufacturers and

processers.

About 23 acres of land at Redhill, roughly in the middle of the island and already a growing factory area. have been prepared for the erec- tion of between 30 and 40 small factories. This is the first phase of the scheme. In the second phase. ten more factories, larger in size, will be built.

Fourteen of the smaller factories will be ready in June and it is hoped that the whole of the first phase will be completed by the end of the year.

The Redhill Industrial Scheme is a partnership between the Singapore Government and Singapore Factory Development Ltd.. with the Housing and Development Board acting as agents for the government.

The standard type factories will be either semi-detached or in terraces. Individual sites will vary in area from 8.000 to 13,000 square feet, but the covered area will be a

standard 4,100 square feet. Each factory building will cost about $30,000, excluding land.

In the second phase larger sites, ranging from 21.000 square feet to 113,000 square feet will be available for development.

Buildings will be simple and straightforward in design with end walls of conventional nine-inch bricks on normal foundations with plain concrete rendering for the floors.

Roofs will be prefabricated Arcon trusses of 75-foot span, with roof claddings of Hume asbestos cement sheets and Perspex plastic sheets where necessary for natural lighting Robertson ridge ventilators will assist roof ventilation.

Each factory will have a main bay of 75 feet by 50 feet, plus an office and services.

The Singapore Government offers a 99-year lease of the sites at a value of $M1.20 a square foot and a nominal ground rent of $MI a year. The Government will con struct access roads into the area and the City Council will provide main services.

Approved applicants for factory premises will be required to pay not less than 20 per cent of the estimated total cost of land and buildings as a deposit before con struction begins.

Where a loan is needed, the ap proved applicant will be required to enter into a mortgage agreement with Singapore Factory Develop ment Ltd. under which the balance of the total cost of land and build- ings will be paid by equated annual repayments of principal and interest over a period of 15 years or less by monthly or quarterly instalments with interest at the prevailing lend ing rate of the company.

The purchase price. may. of course. be paid immediately if desired. Industrialists who wish to take large plots and erect their own. premises wil be able to do so by taking up a building agreement to be followed by a 99-year lease, both of which are obtainable from the Lands Department, Housing and Development Board. 332, Alexandra Road, Singapore 3.
