Following the successful launching of the Sunning Court enterprise, which property is now fully occupied and earning very reasonable returns on the investment involved, the Lee Hysan Estate Co., Ltd. have decided to proceed with the building of another project which will be ten storeys high and located adjacent to the original property. It will be known as the Embassy Court. It is expected that construction work will be completed by the end of 1950. The estimated cost of the building is two million dollars.

The building will be a very attractive one indeed, very modern in appearance with regularly spaced steel windows of generous proportion and irregular shaped balconies projecting at both front corners as the principal architectural features. This modern theme in the design will be further enhanced by a special treatment of the ground floor, which will incorporate shop and other commer- cial areas, whilst the structural arrangement embracing the large penthouse apartment surmounting the building will provide symmetrical embellishments to the overall design of the elevations.

The building will contain 28 standard apartments of which fourteen will be 5-room apartments and fourteen 2-room studio flats, The large apartments will be convertible, by means of movable partitions and other novel features, into living room spaces of varying areas and into two or three bedrooms as is required by the individual tenant. The penthouse apartment itself will occupy at least two of the upper floors, and will incorporate some very unusual features.

The usual services plus a utility balcony will be provided for each flat.

It will be noted that, in spite of the compact design of the accommodation, provision has been included for built-in cupboards in each bedroom, and a box-room for each apartment. The U-shape of the building with its courtyard will ensure ample light and efficient ventilation.

It is planned to incorporate an air-conditioning system into the building which will operate primarily for the benefit of the studio flats and for some of the shops, but which may possibly be extended to include other apartments.
