While there will be actually 15 floor levels in each block. an eleva- tor lobby will be necessary only every one and a half floors.

This will make extra storage space avail- able.

The split level apartments of blocks 1 and 3 will have a floor area 3626 sq. ft., consisting of four bedrooms. three baths, a specious recessed bar area and an open interior stairwell.

The conventional flats of block 2 will have a floor area of 2766 consisting of three bedrooms. two bathrooms and a guest powder room.

The circulation has been arranged in all flats so that one may reach any one of the distinct areas without trespassing any others.

The architects who designed Woodland Heights. Mr. William Wong Jr. A.I.A. and Mr. Edward Lee. have been fortunate in having so much space as it enabled them to plan freely. a chance not often available in high density Hong Kong.

The first thing tackled was the problem of traffic and parking facili

ties, which was solved by having all traffic going round to the rear of the building where a special. two storey car park provided space for 140 cars two to each apartment.

By leading the road to the rear and by having a separate car park, a greater portion of the ground floor was left free for a play area and open lounges.

All main rooms in the front of the building will be free of traffic noises. Most important. pedestrians. especially children. will be able to step safely from the ground floor into the garden without having to worry about traffic.

The architects had a challenging. but interesting time in adapting the split level design to multi-storey

construction. The owners, Pruden- tial Realty, Limited. wanted some- thing unconventional, but functional and striking.

No building is an island. and the architects have planned three struc- tures which will blend weli with the surrounding tree covered slopes.

The cost of the project, excluding land and site formation. will be about $3.75 a cubic foot. Split level flats will be sold for $285.000 and conventional flats for $216.000. Construction is expected to be com- pleted early next year. However. two model apartments will be open for inspection some time this month.

Fittings in all apartments are of the best quality and mainly import- ed. Many have not been used in Hong Kong before.

Master bedrooms. for instance, feature seat baths, one piece siphon jet closets. Dressing rooms have oval lavatories, built in marble coun- ter tops and cabinets. The second and third bathrooms have aproned baths, reverse trap closets.
