CHIEF planning problem in de
signing apartment blocks on the Ridge, off Repulse Bay Road and overlooking Deep Water Bay, is to provide easy access. The hillside is steeply sloping and although the un- derlying granite rock is usually near the surface, so eliminating piling difficulties, architects sometimes en- counter unexpected headaches.
Ground testing for Rozlyn Apart- ments now nearing completion at 23 Repulse Bay Road (RBL 403. Section A. Sub-section I revealed rock all over the main portion of the site at just over 20 feet down, but when it came to building out over the slope in order to make room for the access road and to provide park- ing space the rock suddenly gave place in one small area only to clay which was over fifty feet deep. The necessary change in plans to over- come this unexpected obstacle meant another six weeks' extra hard work. with the attendant problems of keep- ing out rainwater from the necessary excavations, and a complete change in planned progress. The unexpected spanner in the works has now been overcome and Rozlyn Apartments is expected to be completed by the end of this year. Work began in Septem ber 1961.
The forecourt which had to be built out for the road and parking space will be put to other uses also. It is intended to house the block's watertanks beneath ground level here, and the higher part will be utilised to provide a covered children's play- ground so that rainy weather will not necessarily keep them indoors.
Rozlyn Apartments is a 13-storey block with two completely self-con- tained flats on each of the first eleven storeys and one flat each at one end of the eleventh and twelfth floors.
