DEEP, NARROW SITE PROBLEM

D EEP PLOTS OF LAND with

only a narrow frontage to the street that serves them, so common in Kowloon and in the more densely built-up portions of Victoria, present special problems to the architect and developer who want to produce some- thing more attractive and useful than the box-like, shophouse type of building that is generally found on them.

To accommodate a ten-floor Euro- pean-type apartment house on such a plot in Tak Hing Street, Tsimsha- tsui, called for careful planning by the architect, Mr. Ng Yook-man, if the occupiers of the flats were not to feel confined and hot.

was

First decision

to give the block a southern aspect to take

mon-

advantage of the south-east soon which blows in the hotter months and to cut off the colder north winds.

Second was to plan the four flats which occupy each floor, except the ground floor which is given over the the shops, so that there will be through ventilation, either directly in case of the two central flats, and a combination of direct and cross- corner ventilation in the case of the corner flats.

Third was to place the servants' quarters and a connecting drying balcony in a separate narrow block at the rear (north side) connecting by bridges with each floor. This

will not only increase the ventilation by avoiding too many solid walls on one side, but enables the whole block to be served by one service entrance.

The net result is that although the site is extremely deep in relation to its width there is complete cross ventilation for each room in each flat. The four flats on each floor will have living-dining room, three bedrooms, two bathrooms and ser- vants' quarters. Two staircases and lifts will provide access to the main entrance to each flat.

Construction will be in reinforced concrete beam and post. Excavation work will be kept to a minimum. It is expected that work will start in December.
