The old machinery remains in the roof plant room for emergency use should problems ever arise with the chilled water supplies across the bridge. In order to provide the requir- ed quantity of chilled water a new cen- trifugal water chilling unit was pur- chased and a number of old com- pressors were also replaced in the Peninsula Hotel at the same time with a second new water chilling unit. The capacity of the two new chillers is about 800 tons of refrigeration.

The electrical load of the Peninsula Court is about 700 KVA which in- cludes power for stand-by air condi- tioning. The electrical supply is obtain ed from the main switchboard in Peninsula Hotel. In addition to the normal power supplies for the passen- ger lifts, water pumps etc. two sets of 300 amp, rising mains are provided for the bedroom floors. On each floor, a distribution panel with one circuit per room is provided. This gives the con- venience of switching off the room supply when it is not occupied, and also should there be a fault in the cir- cuit, this will not affect other rooms. maintenance staff access to the rooms is the separation of all ballasts from room fluorescent tubes. Each room has its own electrical cupboard in the corridor beside the entrance door, where the ballasts are located. Each cupboard is mechanically ventilated.

There is a system of automatic battery lighting provided for the cor- ridor, staircase, signs and public area in the event of main power failure.

Flushing water services are pro- vided from a sea water system installed by the Peninsula Hotel some years ago for direct cooling of the air condition- ing system. City water supplies are piped into the building by the local Water Authority and are pumped to a roof tank with gravity supplies to all bathroom units.

During a water crisis some years ago the Peninsula Hotel invested in a desalinisation plant using low pressure steam and sea water and, as this is located in the Peninsula Hotel, an empty pipe has been installed across the bridge from the plant so that fresh water supplies can be provided to the Court if restrictions on city supply are imposed during future water shortages.

Hot water services are provided from two steam to water storage cylinders located at ground floor level of the Peninsula Court, steam supplies being obtained from the Peninsula Hotel boiler room.

The sanitary system consists of a separate waste system for baths, basins, etc., a soil stack and a common vent pipe. Floor drains are provided for each guest bathroom and are drain- ed into the waste system.
