to the existing Central Government Office buildings.
Including basements, the building has 27 storeys and is 300 ft. high. It occupies 17,500 sq. ft. of the site, which falls steeply from south-east to north-west.
The planning of the pedestrian and vehicular assesses to and from the building was dictated by the new roads and flyovers forming part of the Gar- den Road complex and also forming three of the site boundaries. This necessitated a difference of 30 ft. in level between the ingress and egress; circulation was thus made one-way.
These limitations, and the need to preserve several fine trees on the site, dictated the form which the building has taken. The rectangular tower block is seated on a podium which contains the entrance as well as parking spaces. A semi-basement under the podium provides additional parking areas. The podium is constructed around the trees, leaving a free area for the ad- mission of light, air and rain.
First floor plan
Vehicular access to the block is by way of a service road from the new Cotton Tree Drive. This passes under the building to the entrance, which is situated at fourth floor level above the semi-basement. After discharging pas- sengers, cars go down two floors on a ramp within the block to the podium level and thence to the semi-basement and exits.
