A lower rate of commission existed in 1931 due to cheap money for the greater part of the year; fram September, money commenced to tighten up. As it is we earned 1.33% interest in excess of 8% paid on our Debentures, in addition to 146.825 commissions. From the above it will be scen that our 8% Debentures are secured by first mortgages on 56.4% of value and backed up with $5,000,000 capital.

The following extracts are taken from the Chairman's statement at the fast annual Shareholder's Meeting, February 29th, 1932.

"We feel that the Debenture holder from an investment standpoint, is just as much an Interested partner of the Company as the Common Sharoholder and is entitled to his just return on his investment, and by the figures given on the two years working. I think we have amply proven that we were right that our Debenture holders receive eight per cent. interest instead of six per cent:"

"The most successful concerns of the future will be those who recognize this principle--that even banks will allocate to depositors a part of profits earned on their money over and above current rates of interest. As our balance sheets show quite plainly, the proceeds from the sale of our debentures is not used for the purchase of Real Estate, as we are not speculators, but for investment in first class mortgages, amply secured not only by the value of the property pledged as security, but as a further security, the debentures constitute a first claim on the total assets of the Company. An analysis to the figures involved shows, that every debenture has behind it assets equal to three times its value."

"If after careful consideration of actual facts and figures you are receiving less than 8 per cent. upon your invest- ment and or savings, you are not using judgment but following old customs, believing 5 per cent, and 6 per cent, are current rates."

NEW TERRITORY SHOW

ANNUAL EVENT HELD AT SHEK WU HUI'

Although there was a slight do- ercase in the number of entries in the New Territories Agricultural Show held at Shek Wu Hui during the week-end, the quality of the exhibits was better than that of Inat year.

The purpose of the Show is to promote agriculture in the New Territories and the officials may well congratulate themselves on the excellent results thy have achieved.

The Exhibition was officially by the opened on Saturday Colonial Secretary the Hon. Mr. W. T. Southorn, In the presence of a largo gathering. In a speech given at the opening Mr. Southorn eulogised the efforts of the Asso- clation, but deprecated too hasty an appeal to the Government for funds for individual works as they wished to make the New Territor ies self-supporting and to see co- oporative effort encouraged.

The Colonial Secretary and Mrs. Southorn were met at the entrance by Sir Robert and Lady Ho Tung, Mr. H. R. Wells, chairman of the Show committee, and Mr. E. H. Williams, the Northern District Officer and other members of the committee, and the party then pro- ceeded to the Chinese Theatre where the opening eeremony took placo.

Amongst those present were Sir Henry and Lady Pollock, Major C. M. Manners, Dr. and Mrs. G. A. C. Herklots, Mr. and Mrs. Fung Ki-cheuk, Ara. M. K. Lo, Mr. W. Schofield (First Police Magistrate) and Mrs. Scholleld, Messrs. J. D. Bush and C. Tetzel (secretaries). Messrs. Tang Wei-tong, Ng Sing Chi, J. L. McPherson, Chiu Kom-to, H. Green, Lo Yum-shuen, and Tang Yan-shan.

The Oficials.

The Officials were: Patron, Hir Excellency the Governor, Sir Wil tiam Peel, K.C.M.G., K.B.E., vice- patrons, Sir Robert Ho Tang, Kt., and Mr. E. H. Williams, District Officer; chairman, Mr. H. R. Wells; vice-chalrmen, Mr. Fung Ki-cheuk, and Dr. G. A. C. Herklota; hon. C. English Secretaries, Messrs. Tetzel, J. D Bush, Cheung Tsun- hing and Chung fok-nang; hon. Chinese secretary, Mr. Ng Sing- chi:, and hon. treasurer, Mr. T. P. Ting.

The judges were:-Dr. G. A. C. Herklots, and àfessrs H. B, L. Dow- biggin, F. W. Stapleton, J. J. Whyte, H. Green, Andrew Taе, Leung Tak. K. II. Uttley, J. L. Mc- Pherson, Lam Hing Wan, Tang Chuk Pan, H. S. Jones, and E. V. M. R. de Sousa.

The Prize Winners The outstanding feature of the show was the success of the Tung Ying Hok Po, who won no fewer than I first and two seconds in the foreign vegetable section and also carried off eight first and six seconds in the other departments. Among the other successful hibitors were the "Ellis Garden," the Ping San School and the Pok Ol Hospital.

The poultry section contained a large number of good quality tur- keys and gecse, while the entries in the cattle classes, although small, were in good condition.

The special prizewinners were as follow-Potato, Tsang Fook; Sha Kot, Chow Yau; Orange, Hong Lak- yuen; Mandarin, Tang Ching; Banana, Chok Lan-yuen; Papaya, Loung Chil-yuen; Cotton, Tung Ying Ilok Po; Bamboo Sugar cane, Tang Hok-kau; White sugar cane, Hong Lok-yuen; dark sugar cane, Hong Lok-yuen; Bullock, Chow Kar-lce; Calf, Liu Wal-man; Cow, Liu Iling-cheong.

Yesterday the prizes were pre- sented to the successful exhibitora by Mr. E. II. Williams, District Officer (North), the prizes includ- ing a silver challenge cup presented by His Excellency the Governor Sir William Peel. -
