METHOD OF PURCHASE.

It was decided that the most conveniest method of carrying out the arrangements cor- nected with the purchase would be through the intervention of a limited company, and "The Scottish Provident Institution. Buildings, Limited," was accordingly formed-the whole, interest in which is held by the Institution, with the exception nía minority of deferred shares taken over by the vendors of the property as part payment of the price.

It is the intention to rebuild these premises, and thereafter to obtain a permanent mortgage aver the property; but, pending the rebuilding, it was thought it would be advantageous that the Institution should lend temporarily to the "Building Company," upon mortgage of the property, the sum of £600,000; and this sum was borrowed from the bank, secured on certain of the Institution's assets.

When the buildings are completed, the City offices of the Institution will be moyed there,

UTILISING THE SITE.

Upon the site will be erected a handsome block of buildings, to be known as the Scottish Provident Institution Buildings, Limited. It will extend from the Mansion House to St. Swithin's-lane. An important Scotti à Provi dent Institution, and Messrs. Smith, Payan, and Smith returning to their old site, while the rest of the property will, no doubi, be let to firms in the City. At what figure the site changed hands is not known; but, seeing that £60,000 was raised upon mortgageofthe property, that the mortgage money would, of necessity, largely fall short of the estimated value, and that the site in prac tically at the heart and centre of the world, the land must be worth quite a round million, or over £50 per square foot.

Av the alte covers nearly half an acre, the value of the property works out at about, £1,000,000 an acre.

This price is by no means unprecedented for the golden "square mile." A decade ago the freehold ground rent of No. ro, Cornhill was sold at a price which gave a value of £2 452, 013:
