The following is the Report of the Directors, for, presentation at the eleventh annual meeting of shareholders, to be held on Wednesday, the 14th February, 1900, at 4.30 o'clock p.m.

In laying before the Shareholders their Eleventh Annual Report and a Statement of the Company's Accounts for the year 1899, the Directors think that the steady progress of the Company will meet with approval.

The Working Account for the year shows a profit of Tis. 193,283.06 as compared with Tis. 134,617.87-last year.

After paying the amount of the interim divid. end declared in July, the sun of Tls, 130,265.30 remains at the credit of Profit and Loss Account, and this balance the Directors propose to ap propriate as follows:-

Jinkee Estate Nos 6-The building on this Estate goes on steadily and another large build- ing has been contracted for In September last the Directors sold the front portion of the Estate, reserving a road forty feet wide on the South, for fls. 82,000, a price which shows a very handsome advance on the cost.

Estates Nos. 8 and The time does not yet appear to have arrived to commence building on these properties.
