The following is the report of the "Geiter Manager, for the year ended the 31st December, 1888, to be presented at the ordinary general meeting of shareholders to be held at the office of the Company (36, Queen's Road Central), on Monday, the 13th May

To the shareholders of the Richmond Terrace

Estate and Building Company, Limited. " Gentlemen, beg to lay before you our Balance Sheet for the year 1888..........

Since my last report Richmond Road has been extended across the centre of the Richmond Estate for a distance of about 300 yards, and the Upper Richmond Road has been extended along the southern boundary of the property, making it accessible and shortening the distance into town by six minutes. The construction of these roads has done much to drain the wet lands in the neighbourhood, and bath the roads are in every way a great boon. The Government has freely given us every facility for draining and reclaiming the wet lands to the south west, and we are doing so as fast as possible. We are also laying out into building sites and turfing the whole of the Estate of about 7 acres and shall commence building as soon as the work is com- pleted. All the houses in Richmond Terrace are now occupied by, practically speaking, per- manent tenants. The sites on the Peak Road are well advanced, and the difficulties in dealing with them are nearly overcome. I propose to crect four houses on them as soon as possible.

The Company having sow commenced to work, an increase in its Capital will from time to time be necessary (as the money can be pro- fitably employed). $66,700 additional capital will be sufficient for the present.

All our Investments during the past year proved satisfactory, and the value of the Com- pany's property is greatly in excess of the cost price at which it stands in the books.

The net profit, after payment of interest to Debenture holders, of repairs and other ex- penses, and including a balance of $7403

brought forward from last year, amounts to $5.952.74, out of which I propose to pay a dividend of 14 per cent. absorbing $4,661,00 and to carry forward $1,290.74-

That the Capital of the Company be in creased to the sum of $1.600,000 by the issus of 40,000 NEW SHARES of $20 cach, which shall be fully paid up as herein- after provided and that the Board be autho rised to issue such New Shares at d premium of $15 per Share, such premium 2.That the said New Shares be offered to the
