Accommodation

87. All the domestic accommodation on the estate is of the one room flat type, with balcony or corridor access. Each flat is self-con- tained, with its own kitchen, toilet and shower, and drying verandah. They will be light, airy, and well-ventilated, and have easy access to refuse chutes which will have collection chambers at ground floor level. The flats are of varying sizes, to accommodate families of from four to eleven persons, with a nett living area of about 35 sq. ft. per person. 88. The general aim has been to achieve a fairly wide variety of flat sizes, and as low rents as possible compatible with reasonable amenities. The lowest rents occur in the 8-storey block which has no lifts and where rents are progressively reduced from the 5th floor upwards. The 16-storey point blocks on the third terrace have special amenities and therefore carry rather higher rents than the general average. Lifts are provided on the skip floor system, stopping at every third or fourth floor in the tall blocks.

89. All the buildings are of reinforced concrete fire-resisting con- struction, with reinforced concrete cross walls and floor slabs, concrete block or brick screen walls and partitions, and a flat roof with mastic- asphalt roof covering. The standard of finish and decoration has been determined with the aim of reducing initial costs to a minimum com- patible with economic maintenance. Internal wall surfaces will be lime-plastered and lime-washed, and floors cement-rendered. Wherever possible steel windows are installed in pairs to facilitate cleaning. Locally-made fittings have been used, including steel windows and plumbing fixtures, and Chinese-made sanitary ware. Louvres and burglar bars are fitted to windows on access corridors. Surface electrical wiring is used inside the flats, and in corridors it is encased in plastic ducts.

90. Salt water is used for plumbing purposes and conveyed to the site from a high-level service reservoir; polythene piping is used throughout the buildings for this purpose. Potable water is laid on to each flat, individually metered, and one electrical power point is provided in each flat.

Roads

91. Roads cover an area of about 228,000 sq. ft., most of them 25 ft. wide, which serve as carriageways, pathways, and pavements, all
