The Lot is sold for the term of Seventy-five years from the 1st day of July, 1898, with the right of renewal for a further term of 24 years less 3 days at a re-assessed Crown Rent as a Landing Stage subject to the General Conditions of Sale published in Government Notification No. 365 of 1906 and to the Special Condition No. 5 published in Government Notification No. 278 of 1911 and to the Special Conditions hereunder specified.

SPECIAL CONDITIONS.

1. The Purchaser shall, within two years from the date of sale, fill in the Lot to such levels as the Land Officer may direct and to his satisfaction.

2. No right of access to or from the adjoining Lots or roads will be granted to the Purchaser who if he desires such access must make arrangements with the adjoining owners accordingly.

3. No buildings shall be erected on the Lot without the consent of the Governor and in the event of such consent being given the Purchaser shall pay an additional premium of not less than 2 cents per square foot and an additional Crown Rent of not less than $50 per acre in respect of the area built over.
