the design, disposition, height of any building or buildings erected or to be erected thereon shall be subject to the prior approval in writing of the Director; and
the total gross floor area of any building or buildings erected or to be erected thereon shall not be more than 19,000 square metres of which up to 6,500 square metres (or such additional area as may be approved by the Director) may be used by the British Council, in accordance with these Conditions.

over
Drainage Reserve
(12) (a) The Grantee shall at his own expense and in all respects to the satisfaction of the Director :-
(b)
(i)
form, construct and surface a Drainage Reserve SO that the existing drainage or streamcourse within the lot as shown on the plan annexed hereto may be diverted into the Drainage Reserve which shall be located within the area shown coloured pink hatched black on the said plan or at such other location as may be approved by the Director; and
(ii) provide, lay and construct such sewers and drains, culverts, manholes with covers, access and other structures for or in connection with the drainage or streamcourse diversion and Drainage Reserve as the Director at his sole discretion may require, in such manner, at such levels, with such materials and to such standards, specifications and design as may be approved by the Director and shall thereafter maintain at his own expense the said items in good condition and to the satisfaction of the Director until the lot has been developed in
accordance with these Conditions.
No building or support for any building shall be erected at or below or within 5.10 metres above the ground level on or over the Drainage Reserve. Building or buildings at first floor level and above may be erected over the said Drainage Reserve provided there is a clear space extending upwards from the ground level to a height of not less than 5.10 metres. For the purpose only of this Special Condition the decision of the Director as to what constitutes the ground level shall be final and binding upon the Grantee.
