Premium
(1)
SPECIAL CONDITIONS
The
Grantee shall pay to the Government on demand in one lump sum the amount of $1,000.00 being the premium stated in the Particulars of the Lot hereof.
Possession
(2)(a)
Possession of the areas shown coloured pink and pink hatched black on the plan annexed hereto shall be deemed to be given and taken by the Grantee on the date to be specified in a letter from the Director, which date shall be no later than the 1st day of April 1993.
(b)
Possession
of
the area shown coloured pink cross hatched black on the plan annexed hereto shall be deferred until the proposed link road between Justice Drive and Kennedy Road is completed to the Director's satisfaction, and is open for public
Use.
Acceptance

(3)

Grantee shall
The
accept the lot in such state and and with such buildings, structures and foundations as exist at the respective dates on which possession of the lot is given in accordance with Special Condition (2) hereof and hereby agrees not to make any claim whatsoever against the Government in respect thereof.
Remove structures on the lot
(4)
The
Grantee shall demolish and remove at his own expense all the existing buildings, structures and materials on the lot as shall be required by and to the satisfaction of the Director
Building covenant

(5) (a)
The Grantee Shall develop the lot by the erection thereon of building
buildings complying in all respects with these Conditions
all Ordinances, Bye-laws and Regulations relating to building, sanitation and planning which are or may at any time be in force in Hong Kong.
(b) Condition occupation

buildings approved under Special (11) hereof shall be completed and made fit for within 48 months from the date of possession of the
lot.
Compliance with Town Planning
Ordinance

Amy
building
or

buildings erected on
to be erected on or development on or proposed development on or use of or proposed use of the lot or any part thereof and/or of any area or areas outside the lot shall in all respects comply with the requirements of the Town Planning Ordinance and any amending
legislation.
