(b) In the event that the Grantee is found to have encroached upon and to be occupying Government land the Director may in his absolute discretion either require the Grantee to demolish

building or part of any building standing om such Government land, to reinstate such Government land to his satisfaction and deliver vacant possession of the Same to the Government or pay to the Government such sum as the Director in his absolute discretion shall determine as the premium in respect of such Government land. A certificate under the

any such encroachment and as to the amount of the premium payable ir respect thereof. If the Grantee fails to demolish any building as required by the Director as above it shall be lawful for the Director to demolish such building and the Grantee shall pay on demand to the Government the amount certified

(a) The Grantee shall throughout the tenancy having om rebuilt (which word refers to redevelopment as contemplated in sub-clause (b) below) in accordance with these Conditions (as defined in General Condition No. 14 hereof) :

(i)

maintain all buildings in accordance with the approved design, disposition or height and any approved building plans without variation or modification thereto;

(ii)

maintain all buildings erected or which may hereafter be erected in accordance with these Conditions

(b) In the event of the demolition at any time during the tenancy of any building then standing on the lot or any part thereof the Grantee Shall replace the same either by sound and substantial building or buildings of the same type and of no less gross floor area or by building or buildings of such type and value as shall be approved by the Director.
