(1) The Grantee shall pay to the Government on demand in one lump sum the amount of $

being the premium stated

in the Particulars of the Lot hereof.

(2)(a) Possession of the areas shown coloured pink and pink hatched black on the plan annexed hereto shall be deemed to be given and taken by the Grantee on the date to be specified in a letter from the Director.

(b) Possession of the area shown coloured pink cross hatched black shall be deferred until the proposed link road between Justice Drive and Kennedy Road is completed to the Director's satisfaction.

The Grantee shall accept the lot in such state and condition and with such buildings, structures and foundations as exist at the respective dates on which possession of the lot is given in accordance with Special Condition (2) hereof and hereby agrees not to make any claim whatsoever against the Government in respect thereof.

(4)

The Grantee shall demolish and remove at his own expence all the existing buildings, structures and materials on the lot as shall be required by and to the satisfaction of the Director.

(5) (a) The Grantee shall develop the lot by the erection thereon of a building or buildings complying in all respects with these Conditions and all Ordinances, Bye-laws and Regulations relating to building, sanitation and planning which are or may at any time be in force in Hong Kong.

(b) The British Consulate General and The British Council shall be completed and made fit for occupation and brought into operation within 36 months from the date of possession of the lot.

Any building or buildings erected or to be erected on the lot or part thereof shall in all respects comply with the requirements of the Town Planning Ordinance and any amending legislation.
