RESUMPTION OF LAND FOR HONG KONG HOUSING SOCIETY'S URBAN IMPROVEMENT SCHEME AT HOLLYWOOD ROAD/
QUEEN'S ROAD CENTRAL, SHEUNG WAN
Introduction
The purpose of this memorandum is to seek Members' advice on the proposed resumption of Lot Nos. I.L. 852 s.A ss.1 R.P., s.A ss.2 R.P. and s.A ss.3 R.P.. I.L. 4489 & I.L. 4490 for redevelopment by the Hong Kong Housing Society.

The lots to be resumed are located on the periphery large steeply sloping site of approximately 4 050 between Queen's Road Central and Hollywood Road. The lots are coloured orange hatched black and the site is bounded by thick broken lines, on Plan No. MH 287 la-X annexed.

Part of the site fronting Queen's Road Central was sold in 1980 by Public Auction. During development, geotechnical problems were encountered and the purchasers claimed that
that the site was incapable of development. Legal proceedings were instigated resulting in an out of court settlement whereby the land was returned to Government in November 1985.

The lots to be resumed are occupied by buildings constructed some 20 years ago. The stability of the building fronting Hollywood Road has been affected by work carried out on the adjacent slope. Further stabilisation work is required but it has been established that such work could seriously affect the stability of the building. The structural credibility of the buildings
buildings in Circular Pathway & Tsui On Lane are also open to doubt due to the poor condition of an old retaining wall which has been declared dangerous by the Building Authority. Stabilisation work for this wall is not straightforward and could render redevelopment of the larger site more difficult and costly.
