SHA TIN NEW TOWN STAGE II - PACKAGE 17 RESUMPTION OF LAND FOR AREA 4D DEVELOPMENT

Introduction

The purpose of this memorandum is to seek Members' advice on the proposed resumption of land in Area 4D, Sha Tin for Sha Tin New Town Development.

Background

Stage II Package 17 of Sha Tin New Town Development is for engineering works, site formation and drainage works, which are in Category 'A' of the Public Works Programme under Item No. 7064CL. It will take 31 months to complete. The land to be formed and serviced will provide for Government, institutional, community use and for private residential development.

Proposal

In order to proceed with the work, the Director of Territory Development has requested the resumption of 62 private lots

lots with a total area of 57,830.9 square metres (622,485 square feet) comprising 56,835.6 square (611,771 square feet) of agricultural land, 855.9 metres (9,214 square feet) of building land and 139.4 square metres (1,500 square feet) of grave land.

location of the land to be resumed is shown coloured orange on the Identification Plan No. STIM 6005 annexed. The Director of Buildings and Lands is satisfied that the private land to be resumed is the minimum necessary to implement this project.

Compensation and clearance

As this resumption involves land within an area covered by the Sha Tin Outline Zoning Plan, the landowners concerned will be offered cash compensation at the New Town Development Areas rates in accordance with the terms approved when Members considered memorandum XCC (85) 154.
