In the event of spoil or debris from the site or from other areas affected by any development of the seid land being eroded and washed dowa on to public lanes or roads or into road-culverts, sewers, storm-water drains or nullahs or other Colonial Government properties, the Secretary of State shall be held responsible and shall pay to the Colonial Government on demand the cost of removal of the spoil and debris from or of damage to the public lanes or roads or road-culverts, severs, storm-water drains or mullahs or other Colonial Government properties. The Secretary of State shall indemnify the Colonial Government against all actions, claims and demands arising out of any damage or nuisance to private property caused by such erosion and washing down.

No earth, debris, spoil of whatsoever nature, or building materials shall be dumped on any adjoining Crown land.

The Secretary of State shall pay to the Colonial Government on demand the cost of removing, diverting and reinstating clsewhere as may be required any footpaths, drains, serers, nullehs, water courses, pipes, cables, wires, utility services or any other works o installations on the said land or on areas adjacent thereto which the Director of Public Works may consider it necessary to remove, divert or reinstate upon any development thereof.

(21) The design and disposition of any building to be erected on the said land shall be subject to the approval in writing of the Director of Public Worka.

Upon development or redevelopment of the said land or any part thereof, the building or buildings erected or to be erected shall in all respects comply with the Buildings Ordinance, any regulations made thereunder and any amending legislation, and shall not result in the roofed-over area of the said land or part being such that

would be greater than the area of the said land or part therea?".

(13) Space shall be provided within the said land to the satisfaction of the Director of Public Works for the parking of motor vehicles at the res rate of not less than 1.5 cars per flat. Car parts/car parking space under the buildings will be permitted. Neither the space so provided nor the said car parts shall be used otherwise than for the purpose of parking private motor vehicles belonging to the residents of the buildings to be erected on the said land.
