8.1 Introduction
A comprehensive engineering analysis and pre- liminary design has been carried out for the proposed development. Basic services, including roads, water supply, sewerage and electricity/ telephone, as well as surface storm drainage systems, have been quantified and located on plan. Terrain analysis studies have analysed existing geological and soils conditions leading to specific recommendations regarding fill pro- cedures and foundations design.
8.2 Terrain Analysis: Landform
Development planning in San Tin has been structured to avoid building areas in low alluvial terrain as much as possible. Of the roughly 3 million cubic metres of fill material needed, about 2/3 is used in the construction of town park, open space, and associated recreation areas. These requirements can be met largely through fish pond and lake area excavations, since they are non-structure supporting.
Remaining fill material can be acquired through adjacent site borrow within the project boundary or through imported materials from the immediate region or beyond. (See Volume 2, Appendix Section 3 for details.)
8.3 Surface Water Drainage
Comprehensive water retention amenity ponds have been designed through primary open space systems. These culminate in a large northern lake in the town park. Fixed level weirs coupled with a backup recirculation system integrated into open space irrigation outlets -- will maintain water levels.
