Objection from the Villagers of Che Keng Tuk (Annex B)
3
The stated ground of objection was that the peaceful and simple character of the village would be eliminated by the influx of outsiders if the proposed lease is granted,
4
The Royal Hong Kong Yacht Club, formerly the Shelter Cove Yacht Club, has been in existence in the Che Keng Tuk for 11 years. The proposed lease would be an extension to the Club's existing land holding and cannot be considered as a new intrusion into the village environment. On the contrary, some villagers benefit from the existence of the Club by renting their vacant properties to club members. Although some heavy vehicular traffic will be brought into the village area during the construction period, there should be little permanent effect on the village environment, once the reclamation and redevelopment of the club house are completed. The proposed reclamation is restricted to provision of car parking and mooring facilities only. Redevelopment of the club house is subject to a maximum built over area of 10% of the proposed lot as well as to a 25 feet height restriction. It is stipulated in the terms of the proposed lease that the Club will improve the existing sub-standard access road to its premises and this will improve safety and provide a better vehicular access to the village.
5
For the reasons given above, it is recommended
that the objection should not be upheld.
