Area 7B of Sha Tin New Town will be developed to provide sites for a major commercial complex and a bus station in the town centre. This project requires the acquisition of 13,094.5 square metres (140, 948 square feet) of private agricultural land which is presently occupied by a large number of shops, restaurants, stalls and other structures commonly known as the Sha Tin Market.

The Director of Public Works has requested the acquisition of the private land involved so that development of Area 7B may proceed. Site formation, which will take about twelve months to complete, is due to start in April 1979 and forms part of the Sha Tin New Town Stage I Phase 2 package 8 works which are in Category A of the Public Works Programme.

The general location of the land to be resumed is shown coloured orange on the Identification Plan at Annex A. The Secretary for the New Territories is satisfied that the land to be resumed is the minimum necessary to implement this project.

The estimated cost of resumption, compensation for crops and fruit trees, ex-gratia allowance for cultivators, ex- gratia disturbance allowance for poultry farmers and compensation for the removal of irrigiation pipes, fences and wells is $4 million. Funds are available in the approved project estimate to meet these commitments. Domestic removal allowance for displaced families of up to $1,000 per family and ex-gratia allowances for commercial and industrial undertakings will be paid from the compensation vote of the Housing Department under which funds are also available.
