Crown Lands Resumption Ordinance

(Chapter 124)

RESUMPTION OF LAND FOR STAGE IIB DEVELOPMENT PACKAGE 18 (SITE FORMATION IN AREA 8, PHASE II) TUEN MUN NEW TOWN, TUEN MUN, NEW TERRITORIES

Area 8 Tuen Mun is zoned for public housing. After site formation works have been completed, it will be developed for a housing estate accommodating some 20,000 persons. The site formation is being done in two phases. Resumption of private land in phase I was ordered in November 1977 and formation is now proceeding. It is now necessary to acquire a further area of private land so that phase II site formation works may commence.

This project forms part of the Tuen Mun New Town stage IIB development, package 18 works and is in Category A of the Public Works Programme. Engineering work is scheduled to start towards the end of May 1978 and will take about nine months to complete.

The Director of Public Works has requested the resumption of 3, 727.5 square metres (about 40, 121 square feet) of private agricultural land and 19.3 square metres (about 208 square feet) of building land to implement phase II of the site formation work.

The general location of the land to be resumed is shown coloured orange on the identification plan at Annex A. The Secretary for the New Territories is satisfied that the area of private land involved is the minimum necessary to implement this project. Compensation for resumption and clearance is estimated at $1,09 million and sufficient funds are available within the approved project estimate to meet this commitment.

The clearance will involve payment of compensation for crops, fruit trees, miscellaneous items (accommodation works), ex-gratia allowance for cultivators and ex-gratia disturbance allowance for displaced pig breeders.
