At this stage, it is not certain that building development can proceed on this site, as geotechnical conditions will have to be investigated. But it is considered only fair to the owner that he should be informed, before he undertakes the expense of a geotechnical investigation, that the · modification is acceptable in principle, subject to the results of the study.

The following basic terms, which are essentially those offered by the Director of Public Works in 1972, would apply provided that they are consistent with the results of the geotechnical survey:

(a) Private residential use only.

(b) Coverage at Zone II rates for a Class A site on the total

area of 20, 695 square feet (i. e. the parent lot plus two garden extension areas).

(c) Maximum development to comprise 10 storeys and

twenty flats subject to (d) below.

(d) Car parking spaces to be provided at the rate of not less than 1 space per flat, or 110 square metres of gross floor area, whichever results in the lesser number. Car ports under the building will be permitted for use exclusively for car parking and will not count as a storey for the purposes of Condition (c) above. (Note: This is the current, not the 1972, formula but it does not affect the premium calculation).

(e) Ingress/egress points to be to the satisfaction of the

Principal Government Highway Engineer.

(f) Premium $1,632,000.

(Note: The premium proposed is that agreed with the owner in 1972. In view of the circumstances of the suspension of the modification, it would not be appropriate to reassess it. If, however, geotechnical investigation shows that only a smaller development is possible, the premium will be scaled down propor- tionately).
