(28) The purchaser shall not permit sewage or refuse water to flow from the lot on to any adjoining land or allow any decaying, noisome, noxious, excrementitious, or other refuse matter to be deposited on any portion of the lot and shall have all such matter removed from the lot or any building erected the reon in a proper manner.

The Government does not undertake to supply water to the lot. The purchaser shall make his own arrangements with regard to such supply, which arrangements shall not be implemented until they have been submitted to and approved in writing by the Director of Public Works If water from Government mains should become available, it shall not be used for flushing purposes on any part of the lot without the written consent of the Tater Authority. Consent to use fresh water for such purposes will not be given unless an alternative supply is impracticable and evidence to that effect is offered to and accepted by the Water Authority. If salt water is provided, the fact that the water may be unsuitable for the plumbing installed will not be accepted as a justification for the use of mains fresh water for flushing purposes.

No trees growing on the lot or adjacent the reto shall be interfered with or removed without the prior written consent of the Director of Public Works who may in grant ing consent impose such conditions as to replanting or landscaping as he may deem appropriate.
(31) The Government and the Secretary of State for Defence will accept no responsibility or liability whatsoever for any damage, nuisance loss, interference or disturbance whatsoever caused to or suffered by the lot and the purchaser by reason of firing, explosions or any other activity on the land and property nearby and adjoining the lot.

The purchaser shall have no right of ingress and egress to or from the lot except from the right of way as shown coloured brown and green on the plan annexed hereto for the passage of motor vehicles.
(33) (a) A right-of-way from the lot to the said jetty known as Rowes Wharf and to the Government Explosives Depot on Stonecutters Island on the lines as shown coloured brown and green on the plan annexed hereto and at such levels as may be approved by the Government will be given for the passage of work force and vehicles carrying materials and components required for the manufacture of the cartridged watergel explosives and the said explosives.
(b) The purchaser shall construct a road to the standards laid down by the Director of Public Works on the piece of ground shown coloured green over and along which such right-of-way shall be given at such time or times and in such manner as the said Director may approve, and shall uphold, maintain and repair such road and every thing forming part thereof or pertaining to it to the satisfaction of the said Director, and the purchaser shall be responsible for the whole as if he were absolute owner thereof.
