RESUMPTION OF LAND FOR BUS TERMINUS.

AT SHEUNG SHUI, NEW TERRITORIES

As part of the development of Sheung Shui district, it is necessary to construct a bus terminus at Shek Wu Hui in order to:

(a)

provide proper terminal facilities for bus routes terminating at Sheung Shui;

(b)

alleviate traffic congestion and to remove traffic hazards created by buses being forced to make reversing movements on existing roads,

The Director of Public Works, therefore, recommends the resumption of 2, 272.9 square metres (about 24,466 square feet) of private agricultural land in Area 7C of Sheung Shui/Shek Wu Hui/ Fanling Outline Zoning Plan for the construction of bus terminus. Funds for the clearance and resumption have been provided by means of a single public works item in Category 'A' of the Public Works Programme. Work is scheduled to commence in January 1978 and will take about 15 months to complete.

The general location of the land to be resumed is shown coloured orange on the identification plan at Annex A. The Secretary for the New Territories is satisfied that the private land involved is the minimum necessary to implement this project. Compensation for resumption and clearance is estimated at $540,000 and funds are available in the approved project estimate to meet the expenditure provided that exchange entitlements are accepted as expected. The cost of ex-gratia allowance for one workshop and nine shops housed in temporary structures is estimated at $120,000 and will be paid from the compensation vote of the Housing Department under which funds are also available.

The clearance will involve compensation for crops, fruit trees and miscellaneous improvements such as fences and wells, together with ex-gratia allowance for cultivators and ex-gratia dis- turbance allowance for displaced poultry farmers.
